GOAL: Adjust rental rates to better match market prices while keeping occupancy high and improving property value.

CURRENT ISSUES

Our prices (₨11,000–₨18,000/night) are much lower than competitors (₨25,000/night).

No clear pricing tiers for different property types (basic vs. luxury).

Need better market data to justify price changes.

ACTION PLAN

1. Market Research (Deadline: 2 Weeks)

  • Check competitor prices on Airbnb/NRBO for 2-guest stays over 60 days.

  • Compare listing quality (photos, descriptions, visibility).

  • Confirm if our current pricing is competitive.

2. Property Review (Deadline: 1 Month)
  • Inspect all properties via video call and categorize:

  • Basic: ₨15,000/night (needs small fixes).

  • Luxury: ₨22,000–₨25,000/night (premium-ready).

  • Note upgrades needed (lighting, decor, cleaning).

3. New Pricing Strategy (Deadline: 3 Months)

Owner: Aroofa

  • Convert all financial data to PKR for clarity.

  • Test tiered pricing:

Budget option: ₨10,000/night + light chores (gardening, cleaning).

Premium option: ₨25,000/night + caretaker service.

Start with 1–2 properties, track bookings and revenue.
